When is the best time to put in an offer for an overpriced listing?

Whenever the seller is finally ready to listen to the market and ideally just before they are about to change their ask price publicly. Some sellers have to try it their way first. Once they are at the point of recognizing the market doesn't agree with their own valuation, two things happen. They gain enough humility to appreciate any offers before them, and then they change their price on MLS to reflect this new acceptance. Offering just before the price change is ideal. It is the least competitive scenario you can find yourself in as a buyer.
